Simple Cost Effective Ways You Can Increase Your Value When Selling a Home!

1. Paint
When you’re getting ready to put a home on the market, don’t allow walls with flaked, chipped paint to go unmaintained. If you need to do more than a touch up, choose neutral colors and if you are not willing to take the time to do it proper, hire a professional. Painting is a relatively low cost way to spruce up the inside of a home and gets the best return VS the cost.
2. Landscape & Maintain
Snarled trees and messy shrubberies can obscure views, cast a shadow in interiors, promote mold, and obstruct a good look at the home.
Sellers often tend to overlook simple ideas like weeding their flower beds, mowing grass, placing new flowers in pots at entrance ways and general overall landscaping maintenance more than anything. Yet, landscaping is one of the top three biggest returns as first impressions from the street speak volumes! Pride of ownership from the street view tells a story to buyers. Why turn give a buyer more objections before they even enter the home. A lovely maintained lot welcomes buyers inside the home.
3. Bathroom Spruce up
Some upgrades are economical, simple, and fast to do by yourself or by a pro….especially in the bathroom since it is the smallest of rooms yet yields the most favorable results. You can spend $500 on a bathroom, and it’s totally tuned up. Replace frosted glass for clear glass, remove rust stains, apply fresh caulk, clean the grout, update doorknobs & cabinet pulls, paint the vanity cabinets, replace faucets, and install a low-flush toilet. Even buying a new toilet seat VS a new toilet can make a huge difference.
4.) Kitchen Spruce up
The best if you can afford it is to totally replace your old worn cabinets with new ones. Apart from that, if you cant afford new ones, why not simply paint the cabinets and spruce them up with new door hardware. (please do not paint yourself if you have not done it before, nothing looks worse to buyers than a bad DYI paint job and it can actually devalue the home)
5.) Window Coverings
Even cheap PCP blinds on all windows will add value and if you finish it off with a window topper that you can either sew yourself or buy at a low cost is an excellent way of updating and modernizing the home at a low cost. Do your buyers a visual favor, take down outdated sun faded drapes.
6.) Declutter & Organize closets
Look, your plans are to move anyhow, so why not start in advance and make your cluttered closets look more attractive to buyers. Take out clothes you never wear and either box them and store them some place hidden from view or thin them out by giving away what you don’t wear to charity. The added reward of getting a quicker sale is you will also feel good giving to charity and lightening your load.If you’re are selling a home and need more ideas to Increase the Value, call on the professional advise of Donna Fuller.
